Full time residents buy when they need to buy – they are moving to Flagstaff for a job, or making a lateral move within Flagstaff. The best time to buy in this case is when you are ready to buy.
However, over the past 5 years, fall and early winter have become busy buying seasons.
We see some second home buyers and investors spend the summer months researching and viewing homes, then purchasing in Fall. Other second home buyers decide in Fall or early winter that they would like get their home ready for next season and buy in Fall. While traditionally more homes have been on the market from spring to fall, lately fall months have seen a high number of listings and active buyers.

The answer to this depends on your needs. Traditionally, we have seen more buyers in Flagstaff from the Spring to late Fall, meaning we would expect more showings and a quicker sale. However, since 2020 (Covid), many factors affected buyers’ willingness to buy, including current prices,
perceptions of whether prices “should” be going up or down, interest rates and perceptions of future interest rates, elections and tariffs. All of these have had profound effects on month to month market activity in Flagstaff. While we suggest that it is not the best time to list your home during
winter, when snowstorms keep buyers at home and also make it more difficult to keep your home clean, and that historically spring to late Fall is most active for buyers, Flagstaff homes sell in all seasons when they are priced and marketed correctly.

Flagstaff is a mountain oasis in Arizona and the SouthWest. Flagstaff has four beautiful seasons, the largest contiguous Ponderosa Pine Forest in the world, two universities (NAU and CCC), a hospital (FMC) and a diverse medical care community. Flagstaff is located only 2 or 2.5 hours from
the Phoenix area, meaning it is a destination for Phoenix area second home buyers. Flagstaff is an easy drive to stunning Sedona (45 minutes) and Las Vegas (4 hours), and therefore attracts people from all over the world who desire a mountain town vibe with these amenities.
Flagstaff is also land-locked by the national forest, meaning developers cannot buy large tracts of land and create new housing. For these reasons, demand is always high in Flagstaff and housing supply is lower than demand, keeping upward pressure on Flagstaff home prices.
